PROJECT

Sydney Fish Market is one of the Top 3 tourist destinations in Sydney, attracting over 3 million visitations per annum including one in every 3 Chinese visitors to the city. Starting in 2018, Sydney Fish markets will be re-located in a $250M re-development. The mandate is to keep the heritage of the working fish market so that it incorporates the largest fish auction hall in the southern hemisphere, wholesaling, seafood and other fresh food retailing, education, edutainment and events.

TASK

Brain&Poulter has been engaged by The Sydney Fish Market as the conduit consultant between the government and the incumbent tenant and sub-tenants to prepare the retail and dining strategy and design brief. The politics of the re-location is extremely complex, with the developer being Urban Growth NSW but the operator being Sydney Fish Market, a co-operative owned 50% by The Catchers Association and 50% by Seafood retailers. Some shareholders of the catchers Association and Retailers Association are also sub-tenants with wholesale and retail stores within the market.

OUTCOME

Specifically, B&P has been successfully in robustly investigating current volumes and market gaps along with sound productivity measurements to be able to offer sitting tenants assurity that their business revenues and profits will be maintained in the move while meeting the desire of Urban Growth and the public to provide more variety in cuisines, retail uses, pricepoints and F&B experiences. This has also resulted in B&P supplying meaningful space plan and design inputs to the architects to expedite design development & approval by all parties.

 

These complex negotiations have only been possible due to Brain&Poulter’s strategic approach to marry  trends, gaps and desires with innovation and productivity know how to ensure the F&B strategy benefits all stakeholders – consumers, government and operators.
