PROJECT

This Mirvac owned sub-regional asset is located in a high growth Western Sydney corridor. Mirvac had identified an opportunity to activate the edges of the Centre and forge deeper connections with the community by capitalising on the growth of casual dining.

TASK

  • The risk to the Centre was a potential over-supply of food catering outlets when the food court was only achieving moderate sales.
  • B&P’s careful dissection of the demographics and the site determined there was insufficient demand in the trade area to support both a food court and a casual dining precinct.

OUTCOME

So, what B&P did was carefully construct a tenancy mix and tenancy plan that placed high demand cuisines to the outside of the Centre but these tenancies (chicken, sushi, Mexican, ribs and burgers) also extended with frontage to the
mall that had to include a takeaway counter that traded during the day.

 

These “double sided” tenancies added critical mass to the 4 other internal food catering outlets in the precinct but could ‘shut down’ the takeaway side and trade to the street in the evenings.

 

The result has been an economic success for the Centre and the retailers while creating substantial increased variety for customers that otherwise would not have been possible.
