OUTCOME
Three important recommendations were made in the delivery of the F&B strategy;
1. The Centre had immediate opportunity to convert some underperforming general retail on the perimeter of the Centre into a casual dining precinct. The trade area was well under supplied for family friendly and casual dining and the location identified by B&P for conversion achieved a favourable ranking on the B&P precinct evaluation scorecard indicating it had enough attributes to resonate with the trade area.
2. The trade area and level of sophistication in food retailing by major operators outside of the Centre presented opportunity for Burnside to make a market moving play into delivering a curated food experience combining fresh food, food catering and associated retail into a large format precinct to dominate the trade area fresh food spending.
3. A recommendation on how to operate an artisan major food precinct through evaluating 3 delivery models. B&P’s unique evaluation methodology covered off vision alignment and customer engagement not just financial risk evaluation to find the right fit for the owners.
B&P will remain working with the Cohen Group from 2017 – 2020 as the strategy is implemented in stages.
