Belmont Forum F&B Masterplan.

TASK

The Belmont Forum Shopping Centre is located in Belmont, Western Australia, just 7 kms from the Perth CBD and with close proximity to the airport, the trade area presents a rich cultural demographic with a passion for food.  Brain & Poulter were engaged as the F&B retail consultants for the refurbishment and redevelopment of the centre.

OUTCOME

With major cinemas located opposite the centre, B&P identified an opportunity for the owners to leverage off this major evening entertainment anchor by re-configuring and pushing the centre back into the mall in order to create enough space to introduce a street fronted alfresco dining precinct.

On reviewing the proposed plan, B&P produced robust rationale as to why the plan as drawn should not go ahead, and instead the owners should invest more to create the right tenancies depths, weather protection and foot traffic circulation paths by pushing back into an existing internal mall.

Our careful completion gap analysis and demographics understanding led to absolute clarity as to the highest and best use tenancy mix and appropriate adjacencies to create an irresistible offer.

Perron embraced and executed on all B&P’s recommendations and today is enjoying significant financial benefits from the new precinct and the associated wash over effect to the centre in general.
